Preventative Maintenance
The roof system receives more abuse from the elements than any other part of the building and can be the most expensive to repair when problems occur. Periodic inspections and preventative maintenance can identify and solve problems as they occur and maximize the service life of the roof.

Asphalt Shingles
Remove all debris from the roof, debris holds water and the water accelerates the deterioration of the asphalt based shingles.

Inspect all flashings for deterioration and /or holes.

lose shingles should to be repaired with roof cement.

Any damaged or missing shingles should to be replaced.

Nails that are backing out should be hammered in and sealed with roof cement.

Gutters should be free of debris and downspouts draining freely.

Tree branches should be trimmed so they don’t touch the roof.

All rusted valley metal should be cleaned, primed and painted.

Weather worn or damaged caulking should be removed and replaced.

Built-Up and Modified Bitumen Roofs
Remove all debris from the roof, debris holds water and the water accelerates the deterioration of the asphalt based shingles.

On roofing systems that are covered with gravel, any bare spots should be repaired.

Inspect all flashing for deterioration and /or holes.

Edge metal seams that are separating should be repaired as soon as possible.

Blistering areas should be repaired. Do not puncture or step on blistering areas.

Gutters should be free of debris and downspouts draining freely.

Test sump drains for proper drainage and leaks.

Tree branches should be trimmed so they don’t touch the roof.

Weather worn or damaged caulking should be removed and replaced.
